The most common reason I hear from my students is the desire to earn passive income with the hope of eventually leaving their jobs. This article is for the investors who want to become full-time investors and break free from the 9–5 traffic-fighting lifestyle. Below is a simple framework you can follow to build your real estate business while still working full time.
Focus on Your Goal
Every plan begins with a clear goal. When Jake and I bought our first property, our goal was simple. We wanted to supplement our income. Neither of us had any idea what the future would hold. We were both working full time. Jake was in pharmaceutical sales, and I was running a restaurant. Multifamily was the right fit because it created passive income and allowed us to work on the asset without leaving our careers.
Choose an Asset That Produces Passive Income
Multifamily gave us the ability to scale. We did not know about economies of scale at the time, but we quickly realized how powerful they were. Fix and flip was never an option for us. We did not want another job. We wanted an investment vehicle that would pay us every month. Multifamily provided that.
Self-managing our first 25-unit property while working full time was the turning point. It pushed us into the trenches. We created systems, learned how to operate small apartments, and built the foundation for everything that came later. Within eighteen months, Jake left corporate. Passive income made that possible.

For us, self-management was the right choice early on. It forced us to learn every part of the business, and it helped us create the systems we still use today. But many full-time employees choose third-party management. The right choice depends on your time, your local market, and how quickly you want to scale.

Partnerships changed everything for us. Most people are taught to do everything alone. But partnerships unlock strength, speed, and accountability.

Cash flow was the priority from day one. Appreciation is great, but you can’t predict it. Cash flow lets you replace your income. When you focus on buying assets that produce strong, stable cash flow, you create options for your future.
We targeted C-class “Mom and Pop” properties that served blue-collar tenants. These assets were priced at higher cap rates and cash flowed better than A or B properties. Solid operations and forced appreciation became the bonus.
